Pre Design
Phase
This is an information gathering phase where overall scope of the project is determined. Information gathered in this phase will be consolidated into a document that can be reviewed and agreed to in advance of moving forward to the next phase of the process.
Schematic Design
Phase
This phase is where we pull information from the Pre Design phase to create an initial design. This initial design is where ideas are put to paper. Some of these ideas will be great choices and some of them might not work for the client. This is where “What if” and “How about” come out to play.
Design Development
Phase
This phase will take the approved Preliminary Design and develop a drawing set. This drawing set will be used to create an outline of specification and selections that need to be addressed. This phase is a good time to take the plans and start a preliminary budget based on the basic bones of the structure.
Construction Documents Phase
This phase takes the approved Design Development drawings and produces a set of construction documents for the project. In this phase you will most likely not hear much from us because we will be focused on adding all the details that are required for the Builder to successfully coordinate the construction of your project.
Building Permit
Phase
This phase is when the approved Final Construction Documents are prepared for the permitting process. Any known municipality requirements are added to the Construction Set at this point. All Engineering Designs are stamped and included in the Permit Set.
3D
Model
This Optional service is intended to give the client an overall understanding of the home in 3 Dimensions. 3D models are a valuable tool to see the project from multiple angles as well as to see select interior design elements.
